In short

We handle apartment furnishing in Sofia as one project – kitchen, wardrobes, hallway, living room and bedroom – especially in new builds. The best time to start is at the beginning of the renovation: the kitchen is designed before the electrical and plumbing work, and the final measuring for production is done after plastering and flooring. Pricing is per project, and the measuring visit and 3D design are free. We speak English – by phone and on Viber.

Whole apartment

Apartment furnishing in Sofia – everything from one contractor

You have bought an apartment in Sofia, and the hardest part is still ahead – turning it into a home. Most people go from shop to shop: the kitchen from one place, wardrobes from another, living-room furniture from a third. In the end nothing quite fits – neither the colours nor the sizes – and coordinating the companies takes months.

We do the opposite. We design the furniture for the whole apartment at once – kitchen, wardrobes, hallway, TV wall, bedroom and kids’ room – so that everything fits together and fits the apartment itself. We make everything in our own workshop and install it on one shared schedule. You have one contact person from the first measurement to the last screw.

We work all over Sofia and specialise in large projects – whole apartments and kitchens. You can talk to us in English – by phone and on Viber.

When to start

When to start furnishing – relative to the renovation

The most common mistake with new apartments is thinking about furniture last – after the renovation is finished. Then the oven socket ends up behind a cabinet, the sink pipe is in the wrong place and the kitchen lighting doesn’t line up with the wall units. All of that gets fixed by chasing walls or by compromise.

The right order looks like this:

  1. Apartment off-plan or at shell stage. Send us the architectural plan. We start with the layout of the kitchen and built-in furniture and decide where the appliances will go.
  2. Before the electrical and plumbing work. We give you a plan with the exact positions of sockets, water and waste outlets, the cooker hood and under-cabinet lighting. The electrician and plumber work from it.
  3. After plastering and tiling. When the walls are finished and the floors or tiles are laid, we come for precise measuring. Only then are the real dimensions final.
  4. 3D design and contract. You approve the design for each room, and we write down the price and timeframes.
  5. Manufacture and installation – usually 2–4 weeks in total. While the painting and finishing work goes on, we are making the furniture.
  6. Installation on a schedule. Usually the kitchen first, then wardrobes, hallway and the other rooms.

If your apartment is already renovated – no problem. We still measure on site and design around the existing sockets and pipes. It is simply that the earlier you contact us, the fewer compromises there will be.

Room by room

What we furnish in a new apartment

Each room is designed to its own dimensions and to how you will use it – but all together, in one style:

  • Kitchen – straight, L-shaped, U-shaped or with an island, open to the living room or separate. Tall appliance units, cabinets up to the ceiling, LED lighting. More on our custom kitchens page.
  • Hallway – a wardrobe for coats, a shoe cabinet, a bench and a mirror in the narrowest part of the apartment.
  • Living room and TV wall – TV walls and units to measure, with hidden cabling and a mix of open and closed modules.
  • Bedroom – a fitted wardrobe from floor to ceiling, bed, bedside tables and chest of drawers in one style.
  • Kids’ room – a bed with storage, a desk, shelves and a wardrobe that grow with the child.
  • Niches and awkward spaces – cabinets around columns, under stairs, in niches and around pipes.

All room-by-room options are on our custom furniture in Sofia page.

New builds

What is specific about new apartments in Sofia

New developments in Sofia – in Mladost, Malinova Dolina, Krastova Vada, Manastirski Livadi, Ovcha Kupel, Vitosha, Boyana and Dragalevtsi – have a few features that affect the furniture.

Kitchen open to the living room. Most new apartments have the kitchen and living room in one space. That means the kitchen is part of the living-room interior and has to look like furniture. The solution is often an island or breakfast bar that separates the zones, hidden appliances, and fronts that continue into the TV wall.

Walls are rarely perfectly straight. Even in new buildings walls and corners are almost never exactly true, and heights vary by a few centimetres. Custom furniture absorbs these differences – with precise measuring on site and concealed fixing strips.

Columns, beams and shafts. Load-bearing columns, beams and service shafts often sit exactly where you want a wardrobe or the kitchen. Instead of hiding them behind empty panels, we design cabinets and niches around them.

When you get the keys. Handover dates for new builds often slip. So we plan the furniture so that the design is ready when you get access to the apartment, and manufacture can start straight after measuring.

Example

What furnishing a three-room apartment looks like

To make “whole-apartment furnishing” more concrete, here is what the project typically looks like for a three-room apartment in a new build – kitchen-living room, two bedrooms, hallway and bathroom:

Kitchen-living room. An L-shaped kitchen or a kitchen with an island, with a tall unit for the oven and microwave and an integrated fridge. The island is both a breakfast table and the boundary between kitchen and living room. Opposite it – a TV wall in the same fronts as the kitchen, with hidden cables and closed cabinets below.

Hallway. A fitted wardrobe up to the ceiling for coats, a shoe cabinet, a bench and a mirror. In new apartments the hallway is often narrow, so every centimetre is planned.

Bedroom. A floor-to-ceiling fitted wardrobe with sliding or hinged doors and custom interior – drawers, shelves, hanging rail, space for suitcases on top. With it – bed, bedside tables and a chest of drawers in the same style.

Kids’ room. A bed with storage, a desk with shelves and a wardrobe, designed to leave room to play.

Bathroom. A vanity unit, a cabinet above the washing machine and a tall towel unit – in materials suitable for damp conditions.

All of this is one 3D design that you approve before production, and one room-by-room quote.

To live in or to let

An apartment to live in or to let

We furnish both kinds of apartment, but the approach is different.

An apartment you will live in. Here the priorities are comfort and storage: more drawers, wardrobes up to the ceiling, tall appliance units, lighting and details you will enjoy every day. We design around how you live – how often you cook, how many of you there are, whether you have children.

An apartment to let. Here the priorities are durability and easy upkeep: hard-wearing fronts, a worktop that doesn’t scratch easily, quality hardware that survives many tenants, and a neutral style that appeals to most people. Custom furniture has the edge here too – it uses the space fully, and the 10-year guarantee protects your investment.

If the apartment is to be let, tell us early when the first tenants are due to move in – we will plan the design and manufacture backwards from that date.

Timeframes

How long each stage takes

Indicative timeframes for furnishing a whole apartment look like this. We put the exact ones into the contract after measuring.

  • Conversation and layout plan – from the architectural plan, a few days.
  • Plan of electrical and plumbing points for the kitchen – before the services go in, a few days.
  • Measuring on site – after plastering, tiling and flooring, within 24 hours of your call.
  • 3D design and room-by-room quote – after measuring, depending on the size of the project.
  • Manufacture – after the design and contract are approved, usually 2–4 weeks.
  • Installation – once the rooms are ready, on a schedule, room by room.

The slowest part is usually not manufacture but the decisions – colours, appliances, handles. So the earlier the design starts, the more smoothly everything else goes.

Budget

How much does furnishing an apartment cost?

There is no such thing as “the price for furnishing a two-room apartment” – two apartments of the same size can need completely different things. The budget depends on which furniture you need, its size and its materials.

  • The kitchen is usually the largest item. Our custom kitchens start from €1,000 per linear metre.
  • Wardrobes, hallway, TV wall, bedroom and kids’ room are priced per project – size, type of doors, interior fittings and materials.
  • Delivery, carrying up and installation in Sofia are included.

After the free measuring visit you get a quote by room and by line item. You can see where every euro goes and decide where to invest more (for example the kitchen and the bedroom wardrobe) and where to save. If the budget doesn’t stretch to everything at once, we design the whole apartment and make it in stages. Payment is in two parts – before the work starts and after it is finished, as set out in the quote.

Materials

How to choose materials for the whole apartment

When you furnish a whole apartment, the choice of materials matters more than for a single piece – you will live with it in every room. This is how we approach it:

  • One main front and one accent. For example white or light matt MDF for most of the furniture and oak or a dark colour for the kitchen island, TV wall and bedside tables.
  • Matt or gloss. Matt is calmer and shows fewer fingerprints – good for the kitchen and hallway. Gloss reflects light and makes small rooms feel bigger, but needs more care.
  • Handles or handleless. Hidden handles and push-to-open systems give a clean look, especially in an open-plan kitchen. Classic handles are more practical for everyday use.
  • Kitchen worktop. Quartz and granite withstand almost anything; a laminate worktop is more affordable. The island worktop can differ from the one along the wall.
  • The same hardware everywhere. Blum in the kitchen, wardrobes and other furniture – soft-close and with a lifetime guarantee.

We choose materials together – to your budget and requirements – and in the 3D design you see how they look side by side in the real room.

One contractor

Why furnish the whole apartment with one company

  • One style. The same fronts, colours and handles in the kitchen, hallway and bedroom – the apartment looks finished, not assembled from different shops.
  • One design. You see the whole apartment in 3D before production starts. Changes at this stage are free.
  • One schedule. No coordinating three companies with different deadlines – we plan manufacture and installation room by room.
  • One person in charge. You know who you are talking to – from measuring to installation and afterwards.
  • Our own workshop. We don’t resell other people’s furniture, and we control materials, quality and timing.
  • A 10-year guarantee on the workmanship of every piece, plus a lifetime guarantee on Blum hardware.

If you already have an interior design, we will make the furniture to it and agree the details with your architect or designer. If not, we will do the 3D furniture design ourselves.

Preparation

What to prepare for the first meeting

The more information we have at the start, the more accurate the first design will be. You don’t need everything, but if you can, prepare:

  • The architectural plan of the apartment – even if it is from the developer’s brochure.
  • Photos of the rooms as they are now – you can send them on Viber or through the form on our contact page.
  • Ideas and examples – pictures of kitchens and interiors you like.
  • Kitchen appliances, if you have chosen them – especially the fridge, oven and dishwasher.
  • A rough budget – so we suggest suitable materials rather than designing something that later has to be cut back.
  • Your timeframe – when you expect the keys and when you want to move in.

Mistakes

The most common mistakes when furnishing a new apartment

We see them often, and all of them are easy to avoid if you know about them in time:

  • Electrical points are fixed before the kitchen design. Then sockets end up behind cabinets and the cooker hood has no power. Solution: kitchen design before the electrician.
  • Measuring from the drawing. Real dimensions almost always differ by a few centimetres, and furniture ordered from a plan often doesn’t fit. Solution: final measuring on site.
  • Wardrobes are planned last. Then there is only room for a ready-made wardrobe that doesn’t reach the ceiling. Solution: fitted wardrobes in the design from the start.
  • Different styles from different shops. The kitchen in one colour, the hallway in another, the wardrobe in a third. Solution: one design for the whole apartment.
  • Saving on hardware. Hinges and runners are used every day – cheap hardware is the first thing to fail.
  • An unrealistic deadline. Custom furniture needs time for design and manufacture. Solution: start while the renovation is still under way.

Guarantee

Guarantee and after-installation service

Furnishing an apartment is a big investment, and the furniture has to last for many years. So for every piece we make, you get:

  • a 10-year guarantee on workmanship under normal use;
  • a lifetime guarantee on Blum hardware – hinges and drawer runners;
  • adjustment after installation – new buildings “settle” in the first months, and doors sometimes need fine-tuning. You call, we come.

We are rated 5.0 on Google by real customers – you can read the reviews (in Bulgarian).

Care

The first months in a new apartment

In a new build the first months after moving in are a special period: the building settles, and after the renovation the air in the apartment is still more humid than usual. A few simple habits help the furniture last:

  • Air the apartment, especially after painting and tiling.
  • Wipe up water straight away around the sink, dishwasher and in the bathroom – especially on the edges.
  • A soft cloth and mild cleaner for the fronts, no abrasive sponges.
  • If a door starts to rub or drops, don’t force it – call us, adjustment is quick.

Adjustment after installation is part of our service: we come and fine-tune doors and drawers.

Questions

Frequently asked questions

When should I start furnishing an apartment in a new build?

Ideally at the start of the renovation – before the electrical and plumbing points are finalised. That way the kitchen and built-in furniture are designed first, and sockets, pipes and lighting go exactly where they will be needed. We do the measuring for production once the walls are plastered and the floors or tiles are laid.

Can I speak to you in English?

Yes. Call us or message us on Viber in English – we will discuss the apartment, measuring visit and quote in English.

How long does furnishing a whole apartment take?

Manufacture and installation usually take 2–4 weeks in total depending on the scope. For a whole apartment we draw up a room-by-room schedule – for example the kitchen first, then wardrobes and hallway – and write the exact timeframes into the contract.

How much does it cost to furnish an apartment?

It depends on which furniture you need. Kitchens start from €1,000 per linear metre, while wardrobes, hallway, living room and bedroom are priced per project. After the free measuring visit you get a quote by room and by line item.

Can we furnish the apartment in stages?

Yes. We design the whole apartment at once so it has one style, but can make the furniture in stages – for example the kitchen right away and the bedroom and kids’ room later.

Can we start while the apartment is still being built?

Yes, for planning. Send us the architectural plan and we will start with the layout of the kitchen and built-in furniture. For production we always measure on site once the walls and floors are finished, because real dimensions almost always differ from the drawing.

What does whole-apartment furnishing include?

Kitchen, wardrobes, hallway, TV wall and living-room furniture, bedroom and kids’ room – as one project and in one style. Plus measuring, 3D design, manufacture in our own workshop, delivery, carrying up and installation.

Do you work with my architect or interior designer?

Yes. If you have an interior design, we make the furniture to it and agree the details with your architect. If not, we do the 3D furniture design ourselves.

Do I need to buy appliances in advance?

Not necessarily, but it is best to choose them before the kitchen design. When we know the exact models, the tall units and openings are designed once and correctly. On request we can supply appliances from leading brands ourselves.

Do you do plumbing and electrics?

On request we take care of the plumbing and electrical work for the kitchen. Scope and cost are agreed in the quote.

Can you furnish an apartment I plan to let?

Yes. For rental apartments we choose more durable fronts and worktops and a neutral style, and custom furniture uses the space better than ready-made.

What guarantee do I get?

A 10-year guarantee on workmanship under normal use and a lifetime guarantee on Blum hardware – for every piece in the apartment.

Are delivery and installation included?

Yes. Delivery, carrying up to the apartment and installation in Sofia are included in the price.

Which areas of Sofia do you cover?

All of Sofia – including new neighbourhoods such as Mladost, Malinova Dolina, Krastova Vada, Manastirski Livadi, Ovcha Kupel, Vitosha, Boyana and Dragalevtsi. Measuring is free everywhere in Sofia.

Can I see material samples before ordering?

Yes. We bring samples of doors, worktops and colours to the measuring visit. You choose on the spot, and the 3D design is made to the exact measurements and the colours you picked.

Do you remove old furniture?

Yes, if needed we remove the old furniture, and where necessary we also do plumbing and electrical work – for example for the kitchen or bathroom.

Do you work with companies and issue invoices?

Yes. We also work with companies and issue invoices.

What does the guarantee not cover?

The guarantee covers defects in the materials and hardware. It does not cover mechanical damage or water damage – for example a broken worktop or material swollen by water.

Can I order if I am abroad at the moment?

You can start from a distance – send us the floor plan and photos on Viber. Measuring is done on site in Sofia on a day and time that suit you, and you approve the 3D design before manufacture starts.

How does payment work?

Payment is in two parts – before manufacture starts and after installation is finished; the amounts are set out in writing in the quote, with no hidden costs.
